Getting Started

What is the design-build process, and how is it different from hiring an architect and contractor separately?

The design-build approach brings architecture, design, and construction together under one roof. This means you work with a single, integrated team from start to finish, ensuring a more streamlined process, better communication, and fewer surprises.

Which kinds of projects does TDS Design Build specialize in?

We specialize in high-performance custom homes and large-scale remodels that enhance both functionality and aesthetics. We’re currently looking to partner with homeowners on the following types of projects:

  • Custom homes
  • High-performance homes
  • Whole home remodeling
  • Additions
  • Accessory Dwelling Units (ADUs)
  • Interior remodels comprising 3 or more rooms, for example:
    • Kitchens, bathrooms, and primary suites
    • Lower levels, basement and attics
  • Dormers and structural modifications

How do I figure out my style and design preferences?

Gathering inspiration helps the design process go smoothly. We recommend creating Pinterest or Houzz boards to organize ideas for:

  • Colors and finishes
  • Cabinets and storage solutions
  • Clever space-saving ideas
  • Appliances and fixtures
  • Flooring and tile
  • Exterior design features

How do I know if I’m ready to start my home project?

Before beginning your project, take time to reflect on what you need and why. Are you looking to increase space, improve functionality, update an outdated layout, or invest in a high-performance home? If you’re unsure, we can help you figure out where to start and what’s feasible based on your home’s structure, zoning regulations, and budget.

How do I prepare before contacting TDS Design-Build?

Thinking through these key factors will help you start your project with confidence:

  • Define your goals – What do you want to do, and why?
  • Consider your budget – What are you comfortable investing?
  • Explore financing options – Will you use savings, a loan, or another funding source?
  • Gather design inspiration – Create Pinterest or Houzz boards for colors, layouts, and features. [EXAMPLE BOARDS]. Review our portfolio to see what we have designed and built for other Madison homeowners.
  • Plan for the realities of construction – Will you need temporary housing? Can you live with noise and dust?

If you’re unsure where to start, we can help you determine the best approach for your project.

How will I fund my project?

New home construction and remodeling are funded very differently, so it’s important to explore the right financing options for your situation:

  • New construction – Construction loans, land loans, and mortgage strategies.
  • Remodeling – Home equity loans, HELOCs, and renovation loans.

How do I get started?

The first step is to schedule a consultation with our team. During this meeting, we’ll discuss your goals, budget, and project scope to determine if we’re a good fit.

  • Custom high-performance new home – $1.2M+
  • Whole-home remodels, large additions, and pop-ups – $875K+

Additions and renovations:

  • Accessory dwelling units (ADUs), garages, whole-home remodels, and large additions – $325K+

Interior remodels and structural enhancements:

  • Interior renovations, including three or more rooms – $200K+
    • Kitchens, bathrooms, and primary suites
    • Lower levels, basements, and attics

Design Phase

How long does the design phase take?

The design phase typically takes three to six months, depending on project complexity. This includes initial concepts, budgeting, detailed drawings, and selecting materials.

Will I be involved in the design process?

Absolutely. Our team collaborates with you to ensure the design reflects your vision, needs, and lifestyle. We’ll guide you through material selections and offer expert recommendations.

Do you design high-performance and energy-efficient homes?

Yes. We specialize in passive home design, energy-efficient materials, and high-performance building techniques that exceed energy code standards.

Construction Phase

How long does the construction process take?

Whole-home remodels: 6–12 months
Custom homes: 12–18 months
Additions: 4–8 months

We provide a detailed schedule so you know what to expect at each stage.

Will I need to move out during construction?

For major remodels or additions, temporary relocation may be necessary for comfort and safety. We’ll discuss this upfront based on your project scope.

Who will be managing my project?

You’ll have a dedicated project manager overseeing every aspect of your build, ensuring quality control, scheduling, and clear communication.

Can I hire my own subcontractors?

We work exclusively with a trusted network of trade partners who are familiar with our design-build process, quality standards, and project coordination requirements. This ensures seamless communication, accountability, and a high level of craftsmanship. While we appreciate that you may have preferred subcontractors, hiring outside vendors can create scheduling conflicts and inconsistencies in workmanship. If you have a specific request, we’re happy to discuss it to determine if it aligns with the project’s needs.

Can I source my own materials?

No, we use a network of established suppliers to ensure quality, availability, and warranty coverage. Our team carefully selects products that align with the project’s design, performance, and budget, and we manage ordering, delivery, and installation to keep everything on schedule. If you have a particular material or fixture you’d like to provide, let us know, and we can discuss how it fits within the project scope and timeline.

Permits & Approvals

Do I need to handle permits?

No. We take care of all necessary permits, zoning approvals, and inspections to ensure your project complies with local regulations.

How do you handle unexpected issues, like hidden structural problems?

If we uncover surprises (e.g., outdated wiring, foundation issues), we’ll discuss solutions with you before moving forward. Our goal is to minimize unexpected costs and delays.

Final Steps and Warranty

What happens when the project is complete?

We conduct a final walkthrough to ensure everything meets our high standards and your expectations. You’ll receive a project closeout package with warranties and maintenance guidance.

Do you offer a warranty?

Yes! We provide a two-year warranty on all work performed, along with manufacturer warranties for materials and fixtures.

What if I need help after my project is completed?

We’re always here for ongoing support. Whether it’s a minor adjustment or planning your next phase, we’re just a call away.
